These terms are the agreement between you and Mouse Technologies for Edmund, the secure record of your home, organized as a household book. If you open the book, you agree to this page. The Privacy page is part of this agreement.

The account holder must be an adult, able to make a contract where they live.

A household account and a realtor account have different access. What you can see depends on your account and permissions.

What Edmund Home is, and is not

Edmund Home is the secure record of your home. The household book is the product and interface metaphor used to organize that record.

Edmund Home is not 911. We do not dispatch help. We do not tell you to shut anything off. If anyone is in danger, call your local emergency number. In the United States, that is 911. Your notes are yours, used only if it is safe.

Edmund Home is not a social network. It is not insurance. It is not a title company. It is not legal advice. It is not an inspector, a contractor’s license, or a tax opinion.

Notes about what goes with a home do not change legal ownership or a purchase agreement. Replacement values are your estimates, not an appraisal.

A demo or sample home (including a furnished look at Ash Street) is not a real household.

Your account

You sign in with a mobile number. We text a six-digit code. There is no password. You control that number. A valid code protects account access; it does not make all records end-to-end encrypted. Most record data is hosted and synced so signed-in devices can open it.

Keep the number current. A child may not open or control the book.

You may add another person’s name or number only if you are allowed to add them. We do not text those numbers. You are responsible for that list.

Plans and billing

Pay on the web through Stripe. Not as an in-app purchase.

When a homeowner accepts a realtor gift, the homeowner receives Individual access while the sponsoring realtor keeps an active Edmund Home plan. If that sponsorship ends, we notify account holders and continue Individual access for 90 days so they can choose a personal plan. If they do not subscribe, the home book continues on the Free plan.

A paid plan renews at the then-current price until it ends — each month for a household plan, each quarter for the desk. You are charged on the web at the start of that period.

To manage a paid or trial household plan, the owner or partner opens Billing in the book, then “Manage card and invoices.” That opens Stripe’s customer portal and returns to Billing. There is no Cancel plan control in the book, and no cancel page on edmundhome.com. /billing/cancel is leaving checkout, not ending a plan.

A realtor-sponsored book with no personal Stripe customer cannot open the billing portal until the account holder chooses a personal plan. The realtor desk cannot open the household’s billing portal.

What a plan includes in the product is on the billing screen, not as a feature list here.

We do not invent a refund or proration rule here.

A failed payment can pause the parts of the book that a plan includes. Call notes that already live on the phone are still your notes.

Acceptable use

Use Edmund as the secure record of your home, through its household-book interface.

You may not scrape another household’s book; use a realtor desk to take serials or photos; probe a closed desk; break a photo lock; flood sign-in texts; or pretend to be Edmund or another household.

We may close an account that breaks this page.

Uploaded media

Edmund manages media encryption. Uploaded photos, videos, scans, and receipt images are encrypted in private storage and tied to your account. A new device can open them after you sign in. We can recover and open those files for your account.

Information typed into the book, including serial numbers, prices, and document details, is protected by account access but is not part of the media-encryption layer.

Older files created with the retired user-held-key option remain protected by that legacy key until they are migrated.

Serials, photos, video, and the household record are never shown on a realtor desk.

Edmund Home Support

Edmund Home Support is phone and written help for the household book. It is not 911. It does not dispatch help. It is not legal, insurance, or title advice.

If you call Support, an automated voice agent may answer; a human may join. In this version we do not record or transcribe Support calls. If that changes, these terms and the Privacy page will say so first, and a notice will play at the start of the call before any capture.

Support staff may open Support tickets. The realtor desk cannot. Ticket notes may be kept while needed for Support and are not deleted on a fixed short timer. A Support ticket is not your household book. Do not expect serials, locked media, vault codes, or the full book to be stored on the ticket. We may refuse or redact ticket content that should stay only in the book.

Printful edition

You may order a physical printed edition of allowed household pages through Printful. Edmund Home is not the printer. Printful prints and ships. The edition is a copy you can keep on paper. It is not a folio, register, deed, title report, bill of sale, closing instruction, insurance packet, or appraisal.

Orders are household-initiated only. The realtor desk cannot place a Printful order for your book. Sample orders must say sample.

The print file sent to Printful excludes vault codes, serial numbers, locked photos and video, passwords, document binaries, and receipt images. A realtor back-cover credit appears only when sponsorship and your attribution controls allow it.

Printful's fulfillment, shipping times, and print quality are theirs. We do not promise a delivery date, color match, or that paper already shipped can be pulled back. Closing or deleting your Edmund Home account does not recall a book already printed.

The realtor desk

A realtor may offer a prepaid Individual gift. You must review and accept it before the household opens. At acceptance, “Provided by,” realtor updates, and the realtor name on household email are on by default and shown as separate controls. You may turn each off before accepting or later in Settings. If you do not accept, the realtor does not get a household.

The household record belongs to the household. The limited desk may show the household name, that the book opened, and recent use. It does not include the address, serials, photos, video, documents, contacts, household notes, messages, or stored codes.

The realtor desk never sees the household record. Do not ask the product to expose it.

Accepting with the displayed controls on authorizes the corresponding attribution, notes, and co-branded household email. The household can turn any control off and still keep the book. Realtor-update email includes an unsubscribe link; unsubscribing turns off realtor updates and may be reversed in Settings. No choice enables marketing text messages.

The desk is not a CRM we warrant. It does not promise a lead, a listing, or a commission. An invite does not make the realtor the owner of the household’s book.

The realtor is a restricted third party, not our processor.

Home transfer and closing book

A seller may invite a next owner to review a frozen closing book. The recipient must accept before a new household book is created. The reviewed record may include property facts, rooms, systems, shutoff locations, paint, conveying items, repair and maintenance history, and seller-selected standard-lock receipt or warranty files. It excludes household people, stored codes, mortgage and financing records, insurance and claim records, personal items, inventory proof photos, and walk-through or evacuation videos.

For a selected held-key receipt or warranty, reviewed metadata may transfer but the encrypted file and key do not. The closing book is not a deed, title report, bill of sale, or closing instruction. The seller’s conveyance choices are not legal title.

Insurance claim packet

A household may create and review a claim packet containing recorded home, system, policy, inventory, value, and available decryptable evidence. Edmund Home is not an insurer, adjuster, appraisal service, or claim-submission service. Creating or sharing a packet does not submit a claim or determine coverage. Claim evidence does not transfer in a home sale.

Your words, our product

You keep what you put in the book. You grant Mouse Technologies a limited license to host and sync it, run the service, send Ask Edmund questions and relevant book context to the current AI provider (Grok today; that may change), run Edmund Home Support (including phone Support through SignalWire and our current voice agent provider), create exports you request, fulfill Printful edition orders you place (ship-to details and the allowed print file only), and — after gift acceptance — operate the limited realtor relationship. Ask Edmund does not send photo or video files or stored codes. Support ticket notes are not used for ads or to train a public AI model. We do not claim we own your household record.

You only add people you are allowed to add. We do not text them. You are responsible for that list.

Edmund Home, the wordmark, and the product are Mouse Technologies’. The dwelling is “the home.”

Warranties and liability

Edmund Home is provided as it is. We do not promise that a note is right, that a conveyance is title, that a replacement value is an appraisal, or that legacy media can be recovered if its retired held key and spare are lost.

To the extent the law allows, Mouse Technologies is not liable for lost profits, lost photos or video, a failed closing, a missed shutoff, or any indirect or consequential harm. We are not liable for what a realtor, a contractor, or a household member does with the book. Our total liability for Edmund Home is limited to the greater of the amount you paid us for Edmund Home in the twelve months before the claim, or fifty dollars.

Some states do not allow some of these limits. In those states, the limit is only as wide as the law allows. Nothing on this page asks you to waive a right the law says you cannot waive if someone is hurt, or for our willful misconduct.

Ending the book

You may stop using Edmund and close the account by writing help@e.edmundhome.com, or through any close control in the book. We delete the book we hold. We do not claim that a realtor’s desk notes are wiped. A printed copy already given is paper; we cannot pull it back.

We may suspend or close an account that breaks these terms, that we cannot bill, or that we must close by law.

We may change these terms. The date at the top will change. If a change is material, we will post it here before it applies.

Law

The law of Wyoming governs this agreement.
