Edmund Home is the secure record of your home, organized as a household book. This page explains what we collect, how it is secured, who else can receive it, and how to close the book. This page is written for households in the United States.
Who we are
Edmund Home is the secure record of your home. The household book is the interface used to organize it. Mouse Technologies makes Edmund Home and is formed in Wyoming.
The public site is edmundhome.com. The book opens at /app/.

Notice at collection
Before we text you a sign-in code, this is what we collect, and why.
Mobile number. So we can send a six-digit sign-in code and know which book is yours. Not so we can send marketing texts.
Household contacts. People you add: a partner, a neighbor, the plumber, and 911 first. Names and how to reach them. So the book can hold who to call. We do not text those numbers.
Serial numbers, purchase details, and warranties. Information you type about what is in the home and what goes with it. This information is protected by account access, but it is not part of the media-encryption layer.
Shutoff notes. Where a valve or breaker is, if you wrote it down. So your notes are in the book. Edmund does not tell you to shut anything off.
Photos and video. Pictures and optional walk-through videos you add. Current uploads use an Edmund-managed media lock. Older files may remain under a retired user-held-key setup until they are migrated. See Photos, video, and keys below.
Billing. Plan and payment records so Stripe can charge you on the web.
Realtor invite, if you used one. We keep the invitation, acceptance, sponsor identity, and the attribution and communication controls you choose. Serials, photos, video, documents, contacts, notes, messages, and the home address are never on the desk.
Realtor sponsorship. Individual access remains included while the sponsoring realtor keeps an active Edmund Home plan. If that sponsorship ends, we record the end of sponsorship, notify account holders in the app and by email when one is on file, and provide 90 days to choose a personal plan. The home book can continue on Free if no plan is chosen.
Ask Edmund. If you use it, the question you type and relevant household-book context go to our current AI provider so an answer can come back. Context may include people, things, care, paint, property facts, papers, and warranties. Photo and video files and stored Wi-Fi passwords, door codes, and other vault codes are not sent to the AI provider. The provider is Grok today and may change.
Edmund Home Support (phone). If you call Support, we may keep a call id, ticket notes, human tags, and resolution codes so we can help and follow up. Support tickets are not your household book. We do not auto-attach serials, locked photos or video, vault codes, the full book, Ask Edmund prompts, or realtor desk homeowner lists to a ticket. We do not record or transcribe Support calls in this version. If that changes, this page will say so first and we will give a notice at the start of the call before any capture.
Printful edition (physical copy). If you order a printed household edition, we send Printful what is needed to print and ship that order: your ship-to name and address, contact email or phone for the shipment, and a print file built from pages you choose. That print file does not include vault codes, serial numbers, locked photos or video, passwords, document binaries, or receipt images. A sample order is labeled sample. Support tickets and the realtor desk cannot place this order for a household. Edmund Home deletes its temporary print render files 7 days after the order ships or is canceled. Printful keeps order and print data under their own practices; we do not promise we can erase copies they already printed or stored.
We collect this to sign you in, host and sync the record, take payment, answer support, prepare exports you request, run Ask Edmund if you use it, and — only after you accept a gift — operate its limited realtor relationship.
What the book holds
You write the book. Most record data is server-hosted and synced so a signed-in device can open it. This includes account, home, inventory, care, paper metadata, transfer, and billing records. Do not treat those records as end-to-end encrypted merely because photo and video files have a separate media lock.
Call notes that already live on this phone can still open without a signal. Sign-in, pay, the realtor desk, and sync need a network. We do not promise that every page works with no internet.
Ask Edmund questions and relevant book context leave the device for the current AI provider. Photo and video files and stored codes do not go with an Ask Edmund request.
We do not collect a password. We do not run a social graph. We do not ask for a feed.
How we use it
- Sign you in with a code to the number you gave.
- Keep the book so you can open it on a phone you sign in from, including a new one.
- Bill the plan you chose, on the web.
- Answer support you send us.
- Run Edmund Home Support: answer phone and written support, and open and resolve tickets. Phone Support may use an automated voice agent; a human may join.
- Print a copy if you ask.
- If you order a Printful edition, send Printful the ship-to details and the allowed print file so they can print and ship a physical copy.
- After you accept a realtor gift, operate the limited attribution, update, and email choices you control.
- If you use Ask Edmund, send the question and relevant book context to the current AI provider so an answer can come back; do not send photo or video files or stored codes.
- Create a reviewed closing book or insurance claim packet when you ask.
We do not use it to sell you a listing flyer or a social network.
Uploaded media
Edmund manages media encryption. Uploaded photos, videos, scans, and receipt images are encrypted in private storage and tied to your account. After signing in on a new device, you can open them again. Because Edmund manages the encryption, we can recover those files for your account—or produce a record if the law requires one.
Information typed into the book, including serial numbers, prices, and document details, is protected by account access but is not part of the media-encryption layer.
Older files created with the retired user-held-key option remain protected by that legacy key until they are migrated.
Who else can see media. A realtor desk never receives photo or video files, serials, or the household record.
Who else can see it
Processors. Companies that run a piece of the service for us. They get only what the job requires. They are not given the book to browse. Named processors: SignalWire (sign-in texts and Support phone / SIP), Stripe (web payments), DigitalOcean (hosting), Printful (physical print and ship of a household edition you order). Ask Edmund is answered by Grok today; that may change. Edmund Home Support live voice may be answered with xAI's Voice Agent Builder today; that may change. We do not record or transcribe Support calls in this version, so there is no Support audio recording or transcript processor. SignalWire and the voice agent provider process only what is needed to place and answer the live call — not for ads, and not for a realtor desk. Printful receives only the ship-to details and the allowed print file for your order — not vault codes, serials, locked media, passwords, document binaries, or receipt images, and not the realtor desk's homeowner list.
Edmund Home Support. Phone Support may use an automated voice agent and/or a human. Mouse Technologies support staff can open Support tickets. The realtor desk cannot. We do not sell Support ticket contents. We do not share them for cross-context advertising. We do not use Support ticket notes to train a public AI model.
Ask Edmund. Questions and relevant book context go to Grok today; the provider may change. Photo and video files and stored codes do not go with the request. The provider receives what is needed to answer, not permission to browse the book.
Print, if you ask. If you save or print a copy on your own paper, that paper is yours.
Printful. Only after you place a household order for a physical edition. Printful is our print-and-ship processor for that order. They are not given the book to browse. A sponsored “Provided by” line may appear on the back cover only when you accepted those gift controls. The realtor desk cannot order or download your Printful file.
A realtor. Only after you accept a prepaid gift. Acceptance authorizes the limited desk relationship shown at acceptance: your name, that the book opened, and recent use. It does not expose your address or household record. If you do not accept, the realtor does not get a household. The realtor is a restricted third party, not our processor.
Attribution, updates, and co-branded email. At gift acceptance, “Provided by,” realtor notes, and the realtor name on household email are on by default and shown as separate controls. You may turn any of them off before accepting or later in Settings. Email never turns on marketing text messages. An unsubscribe link in realtor-update email turns those updates off; you can re-enable them in Settings.
A one-time note that a book is waiting, to the contact the realtor typed, is not co-branded mail. It goes only if the realtor may give us that contact. No serials, no photos, not a newsletter, not a recap, not “your realtor has news.” We do not send that note by SMS. Realtor-supplied phones are not consent for our texts.
Who decides what:
- The household record and household book are yours.
- How the service runs is ours.
- A realtor’s homeowner list and “provided by” invites are theirs. They get only the limited view above.
Paper already in someone’s hands. If you printed or saved a copy, that paper is yours. We cannot pull it back.
The law. If we are required to produce a record, we do as little as the demand requires.
- Edmund-managed files. We produce what the law requires of photos we can open for that account, as little as the demand requires.
- Legacy user-key files. We produce only what we can actually open.
Analytics and reliability. Mouse Technologies uses its own Umami analytics service and Datadog to understand anonymous usage, application errors, performance, resource timing, and interactions across web, iOS, Android, and our API. Browser session replay is sampled for 20% of sessions and configured to mask all displayed text and input. We remove URL searches and hashes and do not intentionally send book contents, sign-in phone numbers, Ask Edmund prompts, request bodies, authentication tokens, or household addresses. API reliability logs are limited to operational details such as request method, route, status, duration, and request ID.
We do not sell your personal information for money. We do not share it for cross-context advertising. A realtor view you asked for by accepting an invite is not a sale.
Reviewed closing books and insurance packets
A seller may invite a next owner to review a frozen, versioned closing book. The next owner must accept before a new household book is created. The reviewed copy can include property facts, rooms, systems, shutoff locations, paint, conveying items, repair and maintenance history, and seller-selected receipt or warranty files under the standard lock. It excludes household people, stored codes, mortgage and financing records, insurance and claim records, personal items, inventory proof photos, and walk-through or evacuation videos. It is not a deed, title report, bill of sale, or closing instruction.
If a selected receipt or warranty uses a held key, only reviewed metadata transfers; the encrypted file and key do not. A canceled or declined invitation does not create the recipient’s book.
An insurance claim packet is created only when the household asks. It may include home, system, policy, inventory, value, and available decryptable evidence. The household reviews it before sharing. Creating or sharing it does not submit a claim, determine coverage, or provide an appraisal. Insurance claim evidence does not transfer in a home sale.
How long we keep it, and how to close the book
We keep an account while it is open.
Support ticket notes are kept while we need them to run Support — including after a ticket is closed — until you close the account and ask us to delete what we hold, or the law requires a different result. Closing a ticket does not by itself delete those notes. Support tickets are not a second copy of your household book.
To close the book and ask us to delete what we hold, write help@e.edmundhome.com. We delete the book we hold. We do not claim that a realtor’s desk notes are wiped. Paper you already printed or saved is not deleted. Billing records may remain as long as tax and payment rules require. Sign-in codes are short-lived.
Call notes that lived only on a phone leave with that phone. We cannot wipe a device we do not hold.
Your choices, including California
You can edit the book. Owner or partner on a paid or trial household can open Billing, then “Manage card and invoices,” which opens Stripe’s customer portal. There is no Cancel plan control in the book and no cancel page on edmundhome.com. Leaving checkout is not ending a plan. A gifted book with no Stripe customer cannot open the portal. The realtor desk cannot open it. Payment is not an in-app purchase.
If you live in California (or another U.S. state with a similar law), you may have the right to:
- Know what we have collected, and the categories and purposes on this page. Sources are you, a realtor invite you accepted, the payment processor we use to bill you, and — if you contact Support — the phone number and information you provide on that contact, and — if you order a Printful edition — the ship-to and print details you provide for that order.
- Delete it, as the close-the-book section allows.
- Correct it.
- Opt out of sale or share for advertising. We do not share for cross-context advertising today. If that changes, this page will say so first.
- Limit the use of sensitive personal information. We use home photos, serials, the address of the house, and children’s names recorded by an adult only to run the book. You may ask us to limit that use.
- Use an authorized agent in California to make a request.
- Not be retaliated against for asking. We will not deny you the book for a request the law protects.
To use these rights, write help@e.edmundhome.com. We will need enough to know it is you — the mobile number on the account is the usual key.
To stop realtor-update email, use the unsubscribe link in that email or turn off Realtor updates in Settings. You may separately turn off “Provided by,” co-branded household email, or all Edmund email.
We do not claim this page meets GDPR. Edmund Home is written for a U.S. household until we say otherwise.
Children
The account holder must be an adult, able to make a contract where they live. A child may not open or control the book.
A parent or other adult may record people in the household, including children — a name, a room, a photo in that adult’s book. That is allowed. The book is still the adult’s.
We do not knowingly collect personal information from children. We do not invite a child to add contacts or photos themselves. If a child created an account, write help@e.edmundhome.com and we will delete it.
Text messages
We text a sign-in code, through SignalWire, to the number you gave when you ask to open the book. That is the message. Message and data rates may apply.
We do not send marketing texts, recaps, or “your realtor has news” to that number unless you separately opt in. There is no marketing SMS in this version.
Household contacts you store in the book are not signed up for our texts. We do not text your plumber, your neighbor, or a child because you wrote a number down.

Changes
If the book changes in a way that changes this record, we will update this page and the date at the top. A material change will be posted here before we rely on it.
